The subfloor fiberglass batt insulation in this crawlsapce was acting like a sponge - absorbing moisture from the exposed ground - resulting in microbial growth, falling black visqueen, and the insulation itself falling. We removed the black visqueen barrier and insulation, insulated the perimeter exterior walls with 2" foamboard, closed cell spray foamed the perimeter rim assembly, and sealed up the crawlspace with the cleanspace Encapsulation System. Now the subfloor is exposed for plumbing and electrical maintenance and the crawlspace is warmer. We've removed the moisture and source of the indoor allergens that the homeowners were concerned about.
