This crawlspace had exposed dirt. To prevent moisture issues from the damp earth we installed the CleanSpace 20 mil liner over the dirt and walls - sealed around the perimeter walls and center pier footings. Not only does the liner protect the home from moisture, but it also doubles as a Passive Radon System!
The foundation walls of this home in Salida Colorado were constructed using Insulated Concrete Form (ICF), which is great for the insulation value and ultimately the energy savings. All this crawlspace required was some debris removal, installation of the CleanSpace Encapsulation System, and Air Seal & Insulate the perimeter rim assembly with a closed cell spray foam.
This home that was built in 1900 had a 2' crawlspace that needed mold remediation, Radon Ready, CleanSpace Encapsulation System, & 3" thick (R19) closed cell spray foam air sealing/insulation around the perimeter walls & rim assembly to create a healthier & more energy efficient home!
Sump pumps fail over time. Most of the time we can replace them with a SmartSump Pump System: a 1/3 HP M53 Zoeller cast iron pump, which is placed in a deep and durable liner with an airtight lid with an airtight floor drain, CleanPump Stand, and battery powered WaterWatch Alarm System.
The liner is installed into stone and sits flush to the grade of the Earth floor. The 1.5” discharge line runs through the rim to the exterior. The exterior discharge line includes an IceGuard to prevent ice buildup, 10’ of 3” PVC discharge line buried several inches for grass to grow over it, & a LawnScape Outlet to allow gravity to expel water and help prevent debris from entering the discharge line. This unit pumps 2,580 gallons per hour at a 5’ head. After tying in the CleanSpace Crawlspace Encapsulation System into the top of the liner and tightening down the lid - This crawlspace is protected from the devastating effects of groundwater seepage - had it been left unchecked, structural damage most likely would have cost the homeowner 10x more sometime in the future. Looks good & functions great!
We erected the proper containment in order to properly remove any areas affected with microbial growth. Once the we applied the correct procedures outlined in the S-520, we then HEPA vacuumed and wiped any surfaces that weren't removed. After all the necessary steps were taken to remove any microbial hazards, the crawl space was then encapsulated in order to separate the earth from the home. With the complete system now in place the crawl space will now not only divert the humidity from the earth from coming into the home, but it will also pump out excess water in the event of an emergency.
