We pulled out years of rodent carcasses, droppings, pine needle bedding, and pine cone food storage from this crawlspace. The earth was lightly regraded for the durable encapsualtion system. We boarded up the holes where rodents had chewed through, added copper wire mesh to and penetrations, and closed cell spray foamed 2" - 3" thick onto the perimeter rim assembly. The walls were already insulated with 2" foamboard, so we sealed the gaps between these as well and tied our floor liner into the 2" foamboard - which doubles as a wall liner to deflect foundation wall moisture down under the liner.
Most modular homes are brought on site and put together, but the crawlspace gets neglected. Over time the conditions only get worse: Groundwater from the earth and plumbing leaks from above result in mold on surfaces of the belly pan, wooden structural elements, insulation, and the exposed earth or the dusty vapor barrier not properly sealed or damaged in traffic areas overtime - resulting in that musty crawlspace smell or Microbial Volatile Organic Compounds (MVOC's) - emitting into your home and leading to poor indoor air quality - ultimately affecting your health and well-being.
We were able to clean the belly pan & apply a white fungicidal coating. We added R10 2" foamboard to the walls, closed the vents (not needed for make up air for any combustible appliances), and closed cell spray foamed the air gaps. Then we installed our 20 mil cord reinforced vapor vapor barrier to the floor and walls to create a semi-conditioned space that should last the life of the home.
The homeowners contacted us about an odor emminating from the crawlspace. Upon entering the crawlspace it was clear that the source of the odor was dirty standing water on top of the temporary 6mil liner. With a little investigation work the water source was determined to be a plumbing leak. We bagged and removed the old liner and replaced it with a permanently fastened & Sealed 20 mil, anitmicrobial, cord reinforced CleanSpace liner.
This crawlspace had exposed dirt. To prevent moisture issues from the damp earth we installed the CleanSpace 20 mil liner over the dirt and walls - sealed around the perimeter walls and center pier footings. Not only does the liner protect the home from moisture, but it also doubles as a Passive Radon System!
The foundation walls of this home in Salida Colorado were constructed using Insulated Concrete Form (ICF), which is great for the insulation value and ultimately the energy savings. All this crawlspace required was some debris removal, installation of the CleanSpace Encapsulation System, and Air Seal & Insulate the perimeter rim assembly with a closed cell spray foam.
